Main living area: Defined by 20-foot vaulted ceilings and a 65" Samsung QLED, creating a spacious but comfortable gathering space.
Dual living areas: With the main living room upstairs and a second lounge in the finished basement, the layout is especially comfortable for groups who want shared space without feeling crowded.
Enclosed sunroom: A bright, quiet space off the main floor—perfect for morning coffee or a dedicated spot to relax.
Kitchen: Outfitted with stainless steel appliances and all the essentials for cooking at home.
Bedrooms (Sleeps 7)
– Bedroom 1 (Upper Floor): King Bed – Primary bedroom with a 55” Smart TV and attached private bath.
– Bedroom 2 (Upper Floor): Queen Bed – Featuring premium linens and large closet space.
– Bedroom 3 (Upper Floor): Queen Bed – Includes a comfortable mattress and dedicated workspace.
– Bedroom 4 (Basement): Queen Bed – Private lower-level room with an attached bath; ideal for guests wanting extra privacy.
Guest Access
Full access to the home, backyard, and garage. Secure keyless entry via a Schlage Encode keypad; your unique code is provided before arrival.
Other Things to Note
Strict Parking Policy: Maximum 2 vehicles. The garage is your primary parking area. The street is a designated fire lane and parking there is strictly prohibited—this is monitored and enforced.
Good Neighbor Policy: Quiet residential neighborhood. No parties, large gatherings, or excessive noise. No smoking.
Grill: Propane is generally provided. If the tank runs low, we provide one reimbursement per stay with a photo of the receipt.
Location: Located in a quiet Aurora neighborhood, about 30 minutes from downtown Denver.

How do I check in?
Check-in is at 16:00 on your arrival day. We send the exact street address, parking instructions, and a unique smart-lock code by email a few days before arrival. There's no in-person key handoff.
What time is checkout?
Checkout is by 10:00. You don't need to clean — just close the door. Late checkout may be available for a small fee depending on the next reservation; ask us closer to your dates.
How many guests can stay?
This home is licensed and insured for up to 8 guests. We don't allow more than that, and we don't charge an extra-guest fee inside the limit.
Are taxes included in the total?
Yes. The total at checkout includes Aurora lodger's tax + Colorado state, Arapahoe County, RTD, and SCFD sales taxes (16.00% total). We collect and remit them on your behalf, just like Airbnb does. Stays of 31+ nights are treated as mid-term rentals and are exempt from short-term lodging taxes — you'll see the tax line drop to $0 when you select longer dates.
What is the cancellation policy?
Firm cancellation: full refund if you cancel within 48 hours of booking, otherwise no refund. We strongly recommend travel insurance for trips booked far in advance.
How will I receive my booking confirmation?
Right after your card is charged, you'll get an email confirmation with your reservation details. Check-in instructions, the exact address, the smart-lock code, and a digital house guide arrive by email a few days before arrival.
Is parking included?
Yes — driveway and garage parking included, no fee.
Are pets allowed?
No pets, sorry. The house is professionally cleaned for the next guest who may have allergies, and most of our properties are no-pet HOAs.
