By booking a stay through Spark Stays (operated by Spark Property Management LLC), you agree to these Terms of Service.

1. Booking and payment

All reservations are confirmed only after successful payment via Stripe. Total amount, including applicable taxes and fees, is collected at the time of booking. You represent that the payment method you provide is valid and authorized for use.

2. Guest eligibility

You must be at least 25 years old to book a stay. The booking guest must be physically present at the property during the entire reservation period.

3. House rules

Each property has specific house rules, communicated before arrival and posted at the property. By booking, you agree to follow all house rules. Violations may result in additional charges or termination of your stay without refund.

5. Damage and additional fees

You are responsible for any damage to the property or its contents caused by you or your guests beyond normal wear and tear. We may charge your payment method for documented damages, missing items, excessive cleaning, or violations of property rules (e.g., unauthorized smoking, parties, or extra guests).

6. Maximum occupancy

The maximum guest count listed for each property includes children and infants. Exceeding maximum occupancy without prior approval may result in immediate termination of your stay without refund.

7. Liability

Spark Property Management LLC is not liable for personal injury, loss of property, or any incident occurring during your stay caused by guest negligence, third parties, or events beyond our reasonable control. Maximum liability under these Terms is limited to the total amount paid for the reservation.

8. Property availability

While we strive for accurate availability, errors can occur. If we cannot honor your reservation, you will receive a full refund and reasonable assistance to relocate.

9. Disputes

These Terms are governed by the laws of the State of Colorado. Any disputes will be resolved in the courts of Arapahoe County, Colorado.

10. Changes to these Terms

We may update these Terms. Continued use of the site after changes constitutes acceptance.
